  • What Is The Current Bid Price?

    The current bid price can be seen by following the Registration Link in the Bidders Terms Of Auction (Registration is not required). The Current Bid Price is located in the dialogue box at the bottom of the page.

  • How Much Will The Property Sell For?

    It’s hard to tell with an auction, I’ve seen my auction properties sell for less than you would expect as well as more than you would expect, it all depends on the bidders and how passionate they are.

    As the Listing Agent & Auctioneer I am not able to give estimates of value, however you can always get an agent to represent you, If you would like an agent that understands our auction program, the agents in my office can be reached at 719-687-3678 and would be happy to represent you and give you an estimate of what the property may be worth.

  • How Much Is The Reserve?

    Unfortunately I can not disclose what the reserve price is, however if the reserve price is not met, I will be reaching out to the highest bidders in an attempt to negotiate a sale price between the highest bidders and the seller. The seller always has the final decision on selling or not including selling for less than the reserve.

  • Do I Need A Real Estate Agent?

    It depends, if you are buying the property through the auction process you are not required to have an agent, as the auctioneer I can manage the closing without you having an agent, however I can not represent you or advise you, you will need an agent if you want someone to represent you and advise you through the process.

    If you are making an offer outside the auction, you are required to have an agent to represent you, I can only represent the seller as the listing agent and auctioneer.

  • Can I Buy The Property Now Without Going Through The Auction?

    Yes, we can and do accept offers outside the auction. To do so you will need an agent, I can only represent the seller since I am the listing agent and auctioneer. The offer must use the same terms as the auction that are on the Sample Purchase Contract for that property.
